SCOPE
Core PMC were requested to conduct a detailed energy audit of this 40 + story commercial facility that has been in operation for 10+ years. Our scope was to collate and analyze historical energy consumption data, identify energy conservation measures, implement changes to achieve target savings and re measure post completion of works together with issuance of a detailed close out report.
AUDIT
An initial site inspection was conducted. Based on the discussions to date this focused on Lighting, Ventilation and Air Conditioning (HVAC), Domestic Water Systems (DWS), Power distribution measuring current performance vs existing design to obtain base line data.
IMPLEMENTATION
The results of our audit report identified three key focus areas. The majority of HVAC equipment was operating out of tolerance, both in terms of performance and poor implementation of control strategies. Excessive domestic water consumption was noted together with the need to upgrade lighting design and type.
With our strategic partners and the, on-site FM team, we implemented approved changes to the above, consisting of the upgrading of HVAC controls, exchange of lighting fittings to LED items and re commissioned multiple ventilation systems using our in-house team of engineers. We project managed sub-contractors, systematically coordinated all access with tenants in this “live” facility and the positive results were attained partly due to great collaboration with all parties involved.
RESULTS
Core PMC met all targets by significantly reducing energy consumption by 25%, improved occupant well-being, moreover, enhanced the overall sustainable operation of the facility. We were also asked to study planned maintenance / preventative measures to ensure targets were retained once our contract had concluded.
